Renting with an ESA in Las Vegas

Las Vegas renters mostly live in stucco complexes spread across the valley or in single-family homes inside HOA communities, often leased through property managers. Shift work on and off the Strip means people sign leases quickly and move often, so many accommodation requests come mid-lease. HOA rules can muddy things when a landlord says the association bans an animal, even though associations can be required to make exceptions too. Much of what people call Las Vegas is actually unincorporated Clark County, which matters if you ever need local help.

Nevada ESA laws for Las Vegas renters

State law applies

Nevada's landlord law speaks to support animals directly. NRS 118.105 says a landlord may not refuse to rent to a person with a disability simply because an animal that assists, supports or provides a service to them will live there. The landlord can ask for proof, and a statement from a health care provider explaining how the animal eases the disability meets that standard.

  • NRS 118.105 covers animals that support a person with a disability, not only trained service animals, which brings ESAs within its reach.
  • A health care provider's statement that the animal lessens the effects of your disability is named in the statute as acceptable proof.
  • The Nevada Equal Rights Commission investigates housing discrimination; complaints must be filed within one year of the alleged violation.
