Oklahoma wrote assistance animal rules into its landlord-tenant law in 2018. Title 41, Section 113.2 counts an animal that gives disability-related emotional support as an assistance animal and lets a landlord request reliable documentation when your need is not apparent. That documentation has to verify the disability, describe the accommodation you need and show how the two are linked.

  • Landlords may check that a letter is authentic, and the statute presumes documentation acquired through purchase or exchange of funds for goods and services is fraudulent.
  • If a tenant knowingly relies on a false claim or fraudulent documents, a landlord who wins the eviction case can recover costs, fees and up to $1,000 in damages.
  • A landlord is not liable for injuries caused by an assistance animal it allowed as an accommodation.
